Tamarac was incorporated in 1963 and developed almost entirely during the 1960s and 1970s as a planned retirement and adult community in central Broward County. That means the city is almost completely built out and most homes are now 50 to 60 years old. Concrete block construction was the standard method during that era, and while CBS homes hold up well against South Florida wind, the slabs they sit on were often poured without the vapor barriers and moisture management systems that became standard in later decades. Ground moisture pushes up through those slabs year-round, which shows up as surface dusting, staining, efflorescence, and cracking on garage floors, patios, and pool decks that have never been properly sealed.

Tamarac also has a large share of attached villas, townhomes, and HOA-governed communities where exterior work requires coordination with property management and must meet HOA standards for materials and appearance. The city sees approximately 60 inches of rain per year - mostly concentrated in the June through September rainy season - and the flat terrain means water sits against foundations and slabs rather than draining away. Summer temperatures regularly push into the low 90s, and the combination of heat and humidity accelerates the breakdown of unsealed concrete surfaces.
